Trammell Crow Company (TCC) announces that phase one of the FMC Technologies Campus at Generation Park has completed and been awarded Leadership in Energy and Environmental Design (LEED®) Gold Certification by the U.S. Green Building Council for its 6-story, 369,000-square-foot office building and 2,036-space parking garage.

TCC was selected by FMC Technologies to manage the development of its 173-acre campus at Generation Park, located near the northeast corner of the Sam Houston Tollway (Beltway 8) in Houston, Texas. The first phase broke ground in early 2014 and consists of six primary buildings situated on 71 acres, comprising more than 1 million square feet of office, workshop and warehouse space. Each building is connected with covered and landscaped pedestrian walkways. The project also includes a large parking structure, service yard areas, and extensive public and private infrastructure work.
A multi-level parking garage offers preferred parking locations to those driving fuel-efficient vehicles. In efforts to create an inviting landscape and conserve water without having a negative impact on the local clean water supply, a non-potable water supply is provided by Generation Park Management District for landscape irrigation water. In addition, low-flow water fixtures and faucets with sensors are used in all office restrooms. Through careful monitoring and strategic planning, Phase 1 has successfully reduced water use by 20 percent and achieved an energy cost savings of more than 34 percent.

Gensler was the project architect and managed the LEED certification process. Other members of the design team included Cobb Fendley & Associates, Inc., civil engineer, Clark Condon Associates, Inc., landscape architect, Cardno Haynes Whaley, structural engineer and Wylie Consulting Engineers, MEP engineer. Diligent collaboration with all team members throughout the design and construction process resulted in achieving LEED Gold Certification for the office building and parking garage.
David E. Harvey Builders was the general contractor, who embraced the LEED goals of the project from the beginning and assisted with construction strategies that maximized credits such as Construction Activity Pollution Prevention, Construction Waste Management, Recycled Content, and Construction IAQ Management Plan. Harvey Builders also achieved an outstanding safety record for the project though proactive programs with the large workforce. McCord Development constructed off-campus road and utilities infrastructure, along with an adjacent amenity lake with walking trails.
