Robinson Weeks Partners Announces Lease Agreements at Texas Master-Planned Industrial Park

As consumer demand drives e-commerce activity, Robinson Weeks and Titan Development ink deal with RH, add Farmer Brothers to expanding tenant line-up in Metro San Antonio

Robinson Weeks Partners and Titan Development announced today that it executed two leases with furniture retailer RH and wholesale coffee supplier Farmer Brothers at Enterprise Industrial Park (EIP), a Class A speculative development in Schertz, Texas near San Antonio. Totaling more than 80,000 square feet, the pair of lease agreements at Enterprise Building VI reflects growing interest in the San Antonio market as a prominent Texas distribution hub.

Enterprise Building VI is a joint venture between Robinson Weeks and Titan Development. The facility is part of Enterprise Industrial Park, a 125-acre, master-planned industrial park developed by Titan Development comprising seven speculative warehouse facilities ranging from 130,000 to 360,000 square feet. The final warehouse, Enterprise Building VII, will deliver in 2022.

Building VI is equipped with several state-of-the-art features that are advantageous for a variety of industrial users, 30’ clear ceiling heights, rear loading, ample auto parking, trailer storage and move-in ready office space. RH and Farmer Brothers join an impressive tenant roster at the park that also includes TJ Maxx, Goodman Networks, Animal Supply Co., Wilsonart, Archpoint and Chadwell Supply.

According to a recent CBRE report, industrial tenants in the San Antonio area are seeing value in build-to-suit, Class A distribution warehouses, with 1.8 million square foot of product expected to deliver in early-to-mid 2021. The market is teed up for strong absorption as the economy continues to rebound from the initial impact of the coronavirus pandemic and tenant demand soars. Proximity to Gulf Coast ports is a major selling point for the area, which has seen increased interest from Asian manufacturers and a steady supply of imports from Mexico.

RH will occupy approximately 62,000 square feet at Enterprise Building VI, which delivered in October. The California-based retailer, known for high-end home furnishings and decor, will use the space as a distribution facility for its growing San Antonio and Austin market, where it operates a gallery at The Shops at La Cantera in San Antonio. The signing marks the latest in a string of multi-state transactions between the furniture retailer and Robinson Weeks, with six individual deals representing over 3.5 million square feet of space in markets that include Baltimore, Southern California, and Dallas.

Farmer Brothers will be located adjacent to RH, taking approximately 21,000 square feet in Enterprise Building VI. The company is one of the leading wholesale distributors of coffee, teas and a variety of other food and beverage products to food service, convenience stores and grocery retailers. Based in Northlake, Texas, Farmer Brothers operates over 100 branches throughout the country. The new facility at Enterprise is its tenth in Texas, and will focus on distributing products to service-oriented facilities, including restaurants, hotels, casinos and healthcare providers.
