305,255-SF National Distribution Center Stays Put In North Fort Worth's Railhead Industrial Park

Davoil Inc. has renewed a 305,255-sf, full-building lease with Sun Life Assurance Co. of Canada to keep lighting giant Quorum International Inc.'s national distribution center firmly rooted in north Fort Worth.

Quorum International's distribution hub is located at 401 Railhead Rd., adjacent to its owner's headquarters in Railhead Industrial Park. Talks went full circle within one month in direct negotiations with the landlord's broker, Nick Talley, executive vice president and managing partner in the Fort Worth office of Dallas-based Bradford Commercial Real Services.

"Railhead is the only industrial park in Tarrant County that's dual rail-served by BNSF and Union Pacific," Talley points out. "Quorum's distribution center is well-positioned with direct access to the rail line."

Quorum's longtime distribution center is Sun Life's only rail-served building in its Railhead portfolio, totaling 519,905 sf. The investment group also owns three shallow-bay structures in the 633-acre industrial park.

"It's a great asset," Talley says, noting the distribution center has 41 dock doors and a 28-foot clear height for product racking. Quorum's inventory features more than 1,200 styles of ceiling fans and 3,000 fixture designs.

Railhead Industrial Park is located off Loop 820 and less than two miles west of Interstate 35 W. The fully built-out park contains 10 million sf of warehouse and distribution center space.

Sun Life's quartet of buildings is more than 90% leased. "There is high demand," Talley says, "and very little down time with vacancies in Railhead."

NORTH TEXAS LEASES

Davoil Inc. has renewed a 305,255-sf industrial lease at 401 Railhead Rd., Fort Worth, with Sun Life Assurance Co. of Canada. Nick Talley, executive vice president and managing partner of Dallas-based Bradford Commercial Real Services, represented the landlord in the direct deal.

Enterprise Products Operating LLC has leased 8,640 sf of industrial space at 103 BPR Lane, Aledo, from CUDA Solutions Co. Inc. Nick Talley, executive vice president and managing partner of Dallas-based Bradford Commercial Real Services, and Brandon Alexander, broker associate, represented the landlord in the direct deal.

Skin Pharm TX LLC has leased 3,655 sf of office space at 3131 Turtle Creek Blvd., Dallas, from STRS Ohio TX Real Estate Investments. Jared Laake, vice president of Bradford Commercial Real Estate Services, represented the tenant. Trey Smith and Lauren Napper of CBRE represented the landlord.

Bradford Commercial Real Estate Services/CORFAC International is a full-service real estate company based in Dallas with an annual transactions volume exceeding five million square feet. The company manages and leases more than 20 million square feet, valued at $300 million, in North Texas for its strategic partners.
