Recore Properties Recruits Bradford To Lease Three Projects in Dallas

Locally based Recore Properties has tapped a rising young star at Bradford Commercial Real Estate Services to add a new leasing spark for 58,034 sf at three diverse projects in its portfolio, including a redevelopment in Dallas' Design District.

The Recore properties are a 27,000-sf office-showroom project at 131 and 149 Payne St. in the Design District; an office-warehouse, totaling 25,384 sf, at 131 Yorktown St. in Oak Cliff; and 5,650 sf of office-retail space at 2720 W. Mockingbird Lane near Dallas' Love Field. Two of the three assets are 100% vacant.

"I'm going to hit the ground running by digging into cold-calling all tenants within a three-mile radius of all three properties," says Josh Meraz, a broker associate who joined Dallas-based Bradford two years ago. He will partner with Brock Wilson, senior vice president and managing partner, on the leasing assignment.

Last year, Recore redeveloped two adjacent buildings in the Design District, both bought in 2009 and completed in 1945 and 1950. The structures were converted from typical warehouses into eight office-showrooms designed for niche businesses and the demand for space in one of the city's most popular shopping districts. There are six vacant ready-to-occupy suites.

At 131 Yorktown St., Meraz will be dealing with a long-vacant manufacturing building designed with mezzanine space, heavy power and a sprinkler system. The single-tenant structure is located close to Interstate 30 in one of the city's older industrial corridors.

Meraz's third leasing challenge also is a single-tenant building that's been vacant for some time. Located near the intersection of West Mockingbird Lane and Denton Drive, the project is caddy-cornered from the entrance to Love Field and the expansive showroom of the Metroplex Chrysler Dodge Jeep RAM and FIAT dealership.

Recore had recruited Meraz for the leasing assignment after he brought two prospective tenants to one of its properties. Since joining Bradford, he primarily has specialized in tenant rep, but is gradually branching out into landlord representation. He now has leasing duties for 260,000 sf of office, retail and industrial space for seven commercial owners.

"It's going to be challenging to work with such different properties and sizes," Meraz explains.

"It will take a lot of cold-calling and organization on my part, but I want to have a positive impact on these properties."

LEASING ASSIGNMENT

NORTH TEXAS LEASES

Cotton Capital Printing Ltd. has leased 10,995 sf of warehouse space in Quebec 1, 3000 Quebec St., Dallas, from NWP TX TT LLC. Brock Wilson, senior vice president and managing partner of Bradford Commercial Real Estate Services, and Joe Santaularia, first vice president, represented the landlord. Jeff Jackson of Dollar Flowers Realty Partners represented the tenant.

C3 Academy LLC has leased 7,156 sf of warehouse space at 2005 108th St., Grand Prairie, from SL4 DFW Industrial LP. Michael W. Spain, executive vice president and managing partner of Bradford Commercial Real Estate Services, represented the landlord. Randy Blankenship of Biel Partners represented the tenant.

Sonder USA Inc. has leased 5,625 sf of flex space at 1111 Dragon St., Dallas, from TLC Contract Group LLC. Josh Meraz, broker associate of Bradford Commercial Real Estate Services represented the tenant. Matt Middendorf of Middendorf Commercial represented the landlord.
