Houston-based Goodman Distribution Inc. has inked a 25,984-sf renewal in Carter Business Center, keeping the two-building property fully occupied in one of the tightest submarkets in Tarrant County.
"Goodman did look around, but there were limited options because the vacancy factor in south Fort Worth is less than 5%. We were able to keep the building at 100% occupancy and gain steady rent growth," says Nick Talley, vice president of Dallas-based Bradford Commercial Real Estate Services. He represented the landlord, Realty Associates Fund X LP.
After six months of negotiations and scouring the market, Goodman re-upped its spot in the 120,768-sf Building 1 at 7841 Will Rogers Blvd., Fort Worth. Brant Landry of Landry Commercial Inc. represented the tenant.
The 120,768-sf Carter Business Center, developed in 2005 on nearly eight acres, is one of the few class A industrial projects in its submarket. It is located close to interstates 30, 20 and 35W in the 950-acre, master-planned Carter Industrial Park.
Cater Business Center's two largest tenants, one of which is Goodman, have renewed this year. "There are no more leases rolling in the foreseeable future," Talley says. "That project has stayed fully leased for the better part of five years."
