Colliers International is pleased to announce Tiny's Milk & Cookies has leased space in the Village Towers located at 9655 Katy Freeway in Houston, Texas. This will be Tiny's Milk & Cookies third location in Houston. Hannah Tosch of Colliers International represented the tenant, Tiny Boxwood's Holdings, LLC. The landlord, Moody National HQ, represented themselves in the transaction.
Tiny's Milk & Cookies is an extension of the Tiny Boxwoods restaurants. Priding themselves on their beloved and classic chocolate chip cookies, the team is excited to bring their concept to the Memorial neighborhood. This new location, which is situated along Gaylord Drive, is in the heart of Memorial Villages just around the corner from Memorial High School and Memorial City Mall. They roast their own coffee and espresso beans, make homemade ice cream and coffee syrups, as well as bake their cookies, pastries and breads in-house daily. They then serve everything from their quaint walk-up windows allowing each experience to have its own memorable quality.

Tiny's Milk & Cookies upcoming space is in Village Towers, a new mixed-use project in the Memorial area with ground floor retail and office space in the floors above. Other tenants within Village Towers are Treebeards and Texadelphia, along with the new Masraff's, having relocated from their Post Oak location. Tiny's Milk & Cookies' doors plan to open in the second quarter of 2021.
Village Tower Plaza is located in the Near West retail submarket which is currently 94% occupied. Class A asking rental rates range from $35.00 - $60.00 per SF depending on size and location.
