Colliers International is pleased to announce the sale of a 132,000 square foot distribution building located at 6410 West Sam Houston Parkway North in Houston, Texas. David Carter and Jeff Peltier of Colliers International represented the seller in the transaction.
The build-to-suit distribution building sits on 18.155 acres and is currently occupied by FedEx Ground.
The Northwest Inner Loop submarket is bound by Highway 290, Beltway 8, Interstate 10 and Loop 610 and contains over 60 million square feet of industrial and flex space. The submarket, which is 91.9% occupied, is the largest of the six submarkets located in Houston’s Northwest industrial corridor. The corridor's average asking rental rate of $7.84 per square foot is lower than the Houston average asking rate of $8.12 per square foot. Nearly 5.1 million square feet of new inventory was added to the corridor in the first half of 2020.
