NewQuest's Stableside at Falcon Landing in Katy Adds Play Street Museum, Island Fin Poke Co. to Tenant Mix

New-to-market brands Play Street Museum and Island Fin Poke Co. are joining the lineup in NewQuest Properties' Stableside at Falcon Landing, a 270,000-sf retail development that's rapidly gained traction as the premier community destination in west Houston.

Play Street Museum and Island Fin Poke Co. have preleased 2,594 sf and 1,406 sf, respectively, in the under-construction phase II of a 32-acre development situated at the bull's eye of Katy's epic growth. The city is recognized as one of the fastest growing Zip codes in the U.S.

Stableside at Falcon Landing will be the second location in Greater Houston for Play Street Museum, which has a total of 17 corporate and franchise-owned venues in Colorado, Missouri, Oregon and Texas, with its largest concentration in Dallas/Fort Worth. It also will be the Texas inroad for the first of four Island Fin Poke Co. restaurants in the Lone Star State. Both tenants are planning to open in Q1.

"Retail concepts that are family oriented are targeting Katy as the place to be," says Austin Alvis, vice president of Houston-based NewQuest Properties. "As they look around the submarket, they realize Stableside at Falcon Landing is a real community destination and one of the few quality options in the market."

Play Street Museum is theme-based entertainment space for children's parties, events and free play. Each location is centered on one of 10 design concepts. The Katy space will spotlight the great outdoors while the one that just opened in the Woodlands is town square-focused.

"Play Street is planning a location in every trade area of Houston. With each one having a different theme, we think it will create a destination environment among the locations," Alvis explains.

Texas newcomer Island Fin Poke Co. is a quick-casual concept featuring farm-to-fork poke bowls of authentic Hawaiian and Caribbean cuisines, locally sourced ingredients and surf shack ambience. Established in 2016 by two longtime restaurateurs, the chain also has locations in Delaware, Maryland, Massachusetts, Virginia and its founders' home states of Nevada and Florida.

Stableside at Falcon Landing is a class A neighborhood lifestyle center located at the crossroads of Gaston Road and Falcon Landing Boulevard. It is anchored by a 102,473-sf Kroger Signature store and 90,000-sf VillaSport Athletic Club & Spa. Design amenities include a 10,000-sf park-like feature connecting the two phases.

"Stableside's tenancy is geared toward creating space that encourages families to come several times a week to the development and offers multiple reasons for doing so," Alvis says.

Alvis and Grace La, a NewQuest associate, represented the landlord in the two new signings. Angela Hawkins of Capstone Commercial was Play Street Museum's tenant representative and Jeremy Wright of Fischer & Co. negotiated on behalf of Island Fin Poke Co.

NORTH TEXAS LEASE

7 Leaves Café has leased 1,676 sf of retail space in Carrollton Town Center, located at the intersection of President George Bush Turnpike and Old Denton Road, Carrollton, from NewQuest Properties. Heather Nguyen and John Nguyen of NewQuest Properties represented the landlord in the direct deal.

SOUTH TEXAS LEASES

Bingo Mojo has leased 11,000 sf of retail space in Stone Creek Shopping Center, located at the intersection of FM 529 and Queenston Boulevard, Houston, from Zendra Stone Creek US LP. Austen Baldridge of NewQuest Properties represented the landlord. Ronnie Miranda of 713CRE represented the tenant.
