NewQuest's Willowbrook Pavilion Hits 100% Occupancy

NewQuest Properties has achieved 100% occupancy in the 154,769-sf Willowbrook Pavilion, adding the popular Art Class & Wine Glass to the lineup of northwest Houston's leading destination entertainment center.

"The Art Class & Wine Glass studio is complementary to Willowbrook Pavilion's overall tenant mix," says Kevin Sims, an associate with the Houston-based brokerage firm and the project's leasing agent. "It is ideal for this type of retail center."

The new studio is slated to open within 90 days, with the local business scooping up the only inline vacancy in the class A project – a 1,337-sf storefront tucked between Fancy Dance Boutique and Just Danze. Gregg Lawrence of Greenway Properties represented Art Class & Wine Glass, which will be relocating to Willowbrook Pavilion from Vintage Park.

Willowbrook Pavilion sits on 14 acres at the intersection of Tomball Parkway/FM 249 and Millview Road, directly across the freeway from the Houston Methodist Hospital system's 312-bed regional facility and less than a half mile from the 1.5-million-sf Willowbrook Mall. The five-mile trade area boasts a population of 302,383 and an average annual household income of $91,000.

"Willowbrook Pavilion is located right at the heart of the primary intersection in the Willowbrook area," Sims says. "This center rarely has a vacancy."

With the inline space fully leased, Sims is focusing his leasing efforts on the project's two available pad sites, one of which is a one-acre tract fronting Tomball Parkway. The daily traffic count hovers 162,000. Also up for grabs is an interior pad, totaling 2.7 acres.

"We'd like to see medical office or a restaurant on the available pad site along Tomball Parkway," Sims says, "and a destination-type retailer, hotel or MOB on the larger site. It is important to the landlord to secure uses that enhance the existing tenant mix."

Willowbrook's anchors are iT'Z, a 69,412-sf family food and fun center, and Movie Tavern, a 10-screen concept of Marcus Theatres. The 42,639-sf theater features first-run movies, gourmet cuisine and full bar. Trip Advisor has both anchors listed on its 10 best things to do in the Willowbrook area.

"This is a niche center focused on families and fun. It's a strong location so activity on the pad sites has been good," Sim says.

Diaz Houston Land Co. has purchased one acre at the intersection of Grand Parkway and Interstate 10, Katy, from Grand Parkway/I10 Associates LP. Andrew Alvis of NewQuest Properties represented the buyer. Jazz Hamilton of CBRE represented the seller.

SOUTH TEXAS LEASES

Ulta Beauty has leased 10,000 sf of retail space in 336 Marketplace, located at the intersection of Interstate 45 N and South Loop 336 in Conroe,from Fidelis Realty Partners.
