ENGIE North America Inc. (ENGIE North America) has completed a lease for approximately 110,000 square feet at 1360 Post Oak Boulevard in Houston’s Four Oaks Place. The company plans to relocate its North American headquarters from nearby 1990 Post Oak Boulevard, occupying floors four through nine beginning December 2019.
The complex three-party transaction, which involved another corporation’s giving up leased space that was no longer needed to make the square-footage available for ENGIE North America, resulted in a favorable outcome for both occupiers and the landlord.
“This solution was a win for all involved, and we look forward to creating an open, dynamic, and inviting work space for our employees and visitors,” said Gwenaëlle Avice-Huet, chief executive officer of ENGIE North America. “Just like ENGIE’s global headquarters in Paris, our new office in Houston is being designed to promote innovation, collaboration and connections between people, all while reflecting our company’s purpose to shape a sustainable future.”
JLL’s Louis Rosenthal and Bruce Rutherford represented ENGIE North America in the transaction. Cushman and Wakefield’s Morgan Relyea and Tim Relyea represented the lessee. Transwestern Commercial Services’ Eric Anderson, David Baker and Tyler Garrett represented the landlord, a joint venture between Nuveen Real Estate and Allianz.
Four Oaks Place is a LEED-Gold-certified five-building complex exceeding 2.33 million square feet at the northern end of Post Oak Boulevard in the Galleria area of Houston. LEED-Gold buildings are highly efficient in terms of key resources such as energy and water, in line with ENGIE and ENGIE North America ’s corporate sustainability strategy.
ENGIE North America offers a range of capabilities in the U.S. and Canada to help customers decarbonize, decentralize, and digitalize their operations. These include clean electricity generation, cogeneration, and energy storage; retail energy supply that includes renewable, demand response, and on-bill financing options, and comprehensive services that help customers run facilities more efficiently and optimize energy use and expense. Nearly 100 percent of the company’s power generation portfolio is low carbon or renewable. Globally, ENGIE is the largest independent power producer and a leading energy efficiency services provider in the world, employing 160,000 people.
