HREC Investment Advisors is pleased to announce it has arranged the sale of the 120-guestroom Hampton Inn & Suites Omaha Southwest-La Vista located in La Vista, Nebraska. The Buyer group was led by Mike Works, the managing member of Nightcap Hospitality, LLC, which has developed 20 hotels in Nebraska in addition to their acquisitions and developments in neighboring states in their 20-year history.
HREC Investment Advisors exclusively represented the seller, North Central Group, headquartered in Middleton (Madison Area), Wisconsin during the transaction. The marketing, negotiations and final sale were led by Mike Cahill, CEO and Founder, and Mike Dubè, Vice President, both located in the Denver office, and Scott Kaniewski, Senior Vice President, and Jeff Preston, Vice President in the Chicago office.
“The hotel represented an exceptional opportunity to acquire a high-quality investment grade Hilton select service hotel from the original developers. The marketing process generated significant interest and as a result we were able to secure favorable pricing and terms for our seller,” said Cahill. “This property shows like a brand-new Hampton Inn & Suites, and with its location adjacent to the under-development Nebraska Sports Complex, and in the fastest growing county in Nebraska, it should continue to increase its performance and be a market-leader for years to come,” added Mike Dubè.
The Hotel is strategically located just south of Interstate 80, roughly 10 miles from downtown Omaha. Interstate 80 also provides direct access to several regional destinations, such as Des Moines, IA to the west and Lincoln, NE to the southwest. Furthermore, Interstate 80 provides direct access to all other major Interstates in the metropolitan area, including I-680, I-480, and I-29. The Property’s location provides easy access to a number of dining options within short walking distance as well as numerous corporate and leisure demand generators. In addition to that, Sarpy County, in which La Vista is located, is forecast to be the fastest growing county in the Omaha metropolitan area with several significant new developments in place or on the way that will have a significant impact on the Hotel. These developments include the Werner Natatorium Sports Complex, the new Facebook Data Center, and the new La Vista City Centre, which will have several large corporate anchor tenants.
