The asset had a listing price of $798,000.

Jerry Goldstein, Senior Managing Director Investments, and Kelley Workman, Associate, in Marcus & Millichap’s Houston office, had the exclusive listing to market the property on behalf of the seller, an individual/personal trust. Kelley Workman says, “It was a nice single-tenant net lease asset which included a crown castle cell tower. The pawn shop had been operating in this location since 1986, it was a very stable asset. We had nine offers during the sale process from across the country and ultimately was a local 1031 exchange buyer who won the deal.”
