Ground Breaks on Quick Quack Car Wash In NewQuest's Grand Morton Town Center

Quick Quack Car Wash has just broken ground in Grand Morton Town Center, selecting a prominent pad site in NewQuest Properties' regional retail center for its fourth location in Greater Houston.

The California-based company immediately broke ground after finalizing a long-term ground lease for a 1.26-acre pad site at one of two lighted intersections leading into the 91-acre NewQuest-owned development, which is bounded by Grand Parkway/TX 99 and Morton Ranch Road in Katy.

Quick Quack's 3,956-sf building and three drive-through bays will be completed in December. Slate Construction Co. is the general contractor.

Quick Quack's development site is located at the entrance to the Kroger-anchored phase one and adjacent to Auto Zone and Express Oil. To add to the site's synergy, the car wash will have unobstructed visibility from Morton Ranch Road and phase two's anchor, a Walmart Supercenter.

"Quick Quack is in its first tier of openings in Texas. This is the site in Grand Morton that it had always wanted," says Rebecca Le, vice president of Houston-based NewQuest. She and Josh Friedlander, associate, are the regional center's leasing brokers. Jack Burgher, senior vice president of Streetwise Retail Advisors, represents Quick Quack.

Roughly one-fifth of Grand Morton Town Center's 91 acres is dedicated to pad sites, a land plan set in motion by NewQuest's ability to snag 1,800 linear feet of frontage along Grand Parkway and 1,500 linear feet along Morton Ranch Road. At build-out, the NewQuest project will have 600,459 sf of retail, restaurant and medical office space.

"We knew there would be strong demand for pad sites at this location, which is just north of Interstate 10," Le emphasizes. "We have four left in phase one and five in phase two." There were 20 available pad sites when construction began on Grand Morton Town Center in 2016.

The strong demand emanates from the densely populated trade area, boasting more than 126,500 households and an average annual income hovering $113,000 within a seven-mile radius of Grand Morton Town Center.

Quick Quack Car Wash is rapidly expanding in high-growth states like Texas. It also has corporate-owned locations in Utah, California, Arizona and Colorado. The company offers three-minute, brushless car washes and perks like unlimited memberships, free vacuums and well-groomed team members sporting signature duck ties.

SOUTH TEXAS SALE

Western Properties Co. has purchased the 4,800-sf Eldridge Plaza on 0.42 acres at 930 N. Eldridge Parkway, Houston, from Rathco Ltd. Austin Alvis of NewQuest Properties represented the seller. Derek Hargroveof Marcus & Millichaprepresented the buyer.

Dentist USA and Little Caesars have renewed 2,500 sf and 1,967 sf, respectively, in Fondren Southwest Village, located at the intersection of West Bellfort Avenue and Fondren Road, Houston, from Garrison Fondren LLC. Austen Baldridge and Brad Elmore of NewQuest Properties represented the landlord in the direct deal.

Pokeworks has leased 1,200 sf of retail space in Tanglewood Shopping Center, located at the intersection of San Felipe Street and South Post Oak Lane, Houston, from RPI Management. Josh Friedlander of NewQuest Properties represented the landlord. Cyrus Chen of CYC Commercial represented the tenant.

Aisha's Salon & Spa has leased 1,176 sf of retail space in Cross Creek Commons, located at the intersection of FM 1463 and Fry Road, Fulshear, from NewQuest Properties. J.J. McDermott and Andrew Alvis of NewQuest Properties represented the landlord in the direct deal.
