
Daikin Applied, a global leader in the HVAC industry, will move in September to the DFW Airport submarket, signing a long-term lease to double the size of its regional parts facility.
The Minneapolis-based company has leased 13,000 sf in Las Colinas Distribution Center 5, a two-building industrial project at 3241-51 Story Rd. W. in Irving. The relocation will be made in tandem with its lease expiration at a Grand Prairie project in the Great Southwest Industrial District.
"The landlord's willingness to significantly expand the office was one of the main reasons this property was selected," says Kyle Espie, senior associate with Dallas-based Bradford Commercial Real Estate Services. "It's also a more centralized location for Daikin's employees and customers." The office will be upsized to 6,241 sf, an increase of 2,500 sf.
Daikin Applied had eyed projects in Irving and Plano during a four-month search. "It was challenging because the location was important as was the quality of the building and the amount of office space that's needed," Espie adds.
Daikin has leased one of two available spaces in an 80,900-sf distribution center, developed in 1981 along with a 12,914-sf building on six acres adjacent to Dallas/Fort Worth International Airport. The property is close to President George Bush Turnpike and closer yet to North Belt Line Road, a north-south route leading to all major North Texas freeways.

Rock Solid Funding has renewed 3,368 sf of office space at 1704 Tennison Parkway, Colleyville. Erik Blais, vice president of Bradford Commercial Real Estate Services, represented the landlord in the direct deal.
