DCT Industrial Trust Inc. has locked in 100% occupancy for the foreseeable future at a 60,910-sf warehouse with a long-term renewal from Ohio-based Niles Building Products Co. for its only hub west of the Mississippi River.
Niles leases a 12,400-sf end cap at 609 Avenue R in Grand Prairie for its regional distribution center. Michael W. Spain, executive vice president of Bradford Commercial Real Estate Services, and Jim Ferris, vice president, represented the Denver-based landlord, DCT Industrial Trust Inc., in direct talks.
"The bottom line is this space still works for them and the location is outstanding," Spain says.
DCT's warehouse is positioned within a block of TX 360 in the Upper Great Southwest Industrial District, one of the nation's top distribution centers as a staging area for truck, rail and air cargo. Close by are TX 161, Dallas/Fort Worth International Airport and Interstate 30.
The DCT asset was developed in 1980 on nearly 2.6 acres, but its design, including skylights in every other bay, is more closely akin to newer product. "It's a front-load, shallow-bay building with 18 loading docks and four drive-in ramps," Spain explains. "That kind of dock coverage is hard to find in the Great Southwest."
Niles' space features three dock-high loading doors, one drive-in ramp, 18-foot clear height and 970 sf of office space. The tenant is marking its seventh year in the project.
"Industrial space of this caliber in a good location isn't easy to find, particularly with the GSW's tight occupancy," Spain says. "Niles' renewal will keep this building at 100% for years to come."
