Schulte Motorsports' New Deal Keeps Specialty Retail Center Fully Leased

Schulte Motorsports has signed a long-term renewal for its 11-year address, keeping a four-tenant specialty retail center at 100% occupancy and shoring up its sales potential.

Schulte's Innovative Automotive is the second largest tenant, occupying 3,850 sf, in a 12,275-sf retail center at 410-16 Grapevine Hwy. in Hurst. Each tenant provides a niche service for vehicles, including repairs and window tinting.

"With this new lease, the center is being marketed for sale. It's a great investment property with long-term tenants," says Chris Mendez, vice president of Coldwell Banker Commercial Advisors DFW. "It's been fully leased for five years now."

Developed in 1988 on 1.3 acres, the retail center's largest tenant is Danny's Import Services. Other tenants are Lone Star Tinting and Vincent's Auto Services. Schulte Motorsports, dba Innovative Automotive, has been a tenant in the center since 2006.

Mendez represented the Dallas-based landlord, Vikade, in the direct deal. The property neighbors a 7-Eleven convenience store and fueling station and a small shopping center.

LEASES

Coldwell Banker Residential Brokerage has renewed 7,295 sf of retail space in Tanglewood Village, 4500 Hartwood Dr., Fort Worth. Beaux Riley of Coldwell Banker Commercial Advisors DFW represented the tenant. Sheryl LaBoyteaux of Cassco Management Co. LLC represented the landlord, EG Tanglewood LLC.
