Q Hotels announced plans to develop and operate a dual-branded Marriott hotel property in south Arlington, Texas, just off I-20 between the President George Bush Turnpike and The Parks Mall Arlington, located at 3800 S. Collins Road. Construction will begin in December 2016 with a projected completion in the summer of 2018. The combined SpringHill Suites & TownePlace Suites will serve a high traffic corridor that includes both business and leisure hotel demand generators.
“Q Hotels is pleased to bring compelling, new lodging options to south Arlington and to deliver a unique offering of full service hotel amenities at select service price points,” said Q Hotels Chairman Jags Patel. “By combining two brands into one efficient building, this all-suite property will be able to offer exceptional amenities of approximately 18,000 square feet of meeting and event space, a resort style pool with cabanas, free breakfast, a business center, a lobby bar, banquet services, room service and more.”
“This is exciting news for Arlington. We have long needed to add full service hotel rooms to our city, in particular the southeast portion of Arlington, to further enhance the tourism experience in Arlington, which is truly the sports and entertainment capital of the state,” said Arlington Mayor Jeff Williams. “With Q Hotels, not only are we getting a new hotel from a prominent local developer, but we are also getting an upscale facility. This is another example of the dynamic economic development happening in the American Dream City.”
Marriott’s leading all-suites brands will be combined in one building with 230 total units in Q Hotel’s new project. SpringHill Suites will include 130 suites for traditional hotel guests who typically stay one-to-two nights and appreciate smart, contemporary design, dedicated workspaces and in-room microwaves and fridges. TownePlace Suites will offer 100 suites designed to welcome extended stay guests with a residential feel featuring comfortable furnishings, full kitchens, in-room workstations and custom closets.
Q Hotels’ strategy of designing, constructing and operating dual brands in one building equips this property to penetrate both business and leisure market segments. The hotel duo will provide the economies of scale necessary to support robust amenities typically found only in upscale, full service hotels. A central check-in lobby and shared “back of house” systems will leverage human resources and technology to gain efficiencies, improving guest service while enabling the property to be very competitively priced.
Exceptional outdoor amenities will include an event lawn and amphitheater-style entertaining space. Coupled with the expansive hotel ballroom, these event areas will offer compelling venues for corporate events as well as weddings, quinceañeras, bar mitzvahs and other celebrations.
Additional resort-style amenities will include an expanded fitness area, steam room, dry sauna and restaurant(s) with a focus on healthy eating.
The south Arlington, 7.4 acre site is located at the geographic center of the Dallas/Fort Worth Metroplex, surrounded by the fast-growing communities of southern Tarrant County. The area is in close proximity to numerous large employers and boasts six million square feet of operating retail within one mile of the property including the Arlington Highlands Lifestyle Center. Located eight miles south of DFW Airport, this dual-suite hotel will be only 3.5 miles south of the Arlington entertainment area that draws more than six million visitors annually to sports and amusement venues including AT&T Stadium (Dallas Cowboys football), Globe Life Park (Texas Rangers baseball), Lone Star Park (horse racing), Six Flags Over Texas and more.
